Start a ConversationEVP Properties began, fittingly, with a piece of land that deserved better. For twenty-five years, Managing Director Edward Pearce built and ran a series of successful Hertfordshire businesses — among them a much-loved reclamation yard and tree nursery centre that became something of a local institution. Three decades in construction had taught him exactly how things should be built; a lifetime in business had taught him what people genuinely value.
In 2018, Edward met Alex Smith — an award-winning site manager forged in the exacting world of the national housebuilders. The two recognised in each other a rare complement: Edward's eye for land, planning and commercial opportunity, matched with Alex's uncompromising technical delivery. Soon after, they embarked on their development journey together.
Their first project set the tone: the old nursery and reclamation site itself, reimagined as a beautiful gated cul-de-sac of luxury bungalows. The scheme proved hugely popular — every home sold, and the appetite for genuinely high-end homes in the area was emphatically proven.
EVP has gone from strength to strength since, acquiring a small number of exceptional sites in the villages and market towns of Hertfordshire, Bedfordshire, Essex and Cambridgeshire. Every scheme is overseen personally, from land acquisition and planning through to the final walk-through with each buyer — fewer homes than most, better homes than nearly all.
Edward has spent more than 30 years in the construction industry and 25 of them running successful businesses of his own — including the popular reclamation and tree nursery centre whose site became EVP's first development. He founded EVP Properties to focus exclusively on small, considered schemes built without compromise, and remains personally involved in every site.
Alex leads delivery on every EVP site. His career with national housebuilders including Kier and Bellway saw his developments collect multiple NHBC Pride in the Job awards, a Seal of Excellence and a national NHBC health & safety award — the standard he now brings to every EVP home, from first groundworks to final handover.
